Purchasing a home can be stressful enough, and then your agent suggests getting a home inspection.  Put away the antacids because choosing the right home inspector does not have to cause heartburn.  The checklist below will show you, the prospective home buyer, what to look for when shopping for a home inspection company.

How are the inspection reports delivered?
Inspection reports should be clear, concise and easy to read.  I pride myself on prompt accurate delivery of my inspection reports.   These reports are delivered, in most cases, the same day through email, available online and if requested followed up with a printed copy through the mail.

 

Does the report provide a summary of defective items?
The report should provide a summary of defective items.  This “summary page” allows you to easily see what functional concerns exist with the property.

 

What is the inspector’s background?
Inspectors should have attended an in-depth training course to learn how to perform home inspections.  A construction background is also very beneficial.  I was received my training TheASHI School. ASHI is North America's oldest and most respected professional society of home inspectors.

 

Does the inspector belong to industry organizations?
Various associations in the home inspection industry promote professionalism.  It is recommended that you choose an inspector who holds a membership in an organization such as ASHI or the applicable state-required organizations.

 

Will the inspector be available after the inspection?
Your inspector should be available to assist you even after the home inspection.  This enables you to ask questions that you may have not had during the inspection.  My website will provide you opportunity to ask questions for as long as you need Me.

 

Is the fee too high?  Too low?
Although price is usually a consideration, it should not be the primary factor in determining which home inspection company to use.  The cost to hire the “right” inspection company is minimal compared to the thousands it could cost you by hiring the “wrong” inspection company.

 

Does the company encourage you to attend the inspection?
Attending the inspection is a great opportunity for you to learn first-hand what is included in the inspection and all about the systems and components in the house you are purchasing.
