frist time house buyer and need some help

I'm look to relocate back to Florida and looking for a home to buy I see homes on the site for 4-10k and is wondering if that the price that they are looking for or is there a catch? Can some help please!

Hello, I am interested in buying a condo but the owner is not willing to sell for the next 12 months and suggests a lease purchase alternative. I dont have any financing difficulties but am happy to wait 12 months. I will have a real estate lawyer to draft a tight rent to own contract, but when should I have the house inspection and appraisal done? Shall I have it done at the moment signed the rent to own contract? When will be the purchase contract closed and title transferred? I wont need a mortgage as I am a cash buyer. Thanks for any tips and leads to an experienced real estate lawyer in Washignton DC.

Mandatory Lake Memberships/Fees

Hi All,

My family is looking to move and we have seen some very nice houses in the Shongum Lake area of Randolph, NJ. I found out that lake membership is mandatory - there is an exception to opt-out of any lake privileges; however that costs $425 per year. I have kids and would definitely join the lake but I have a an issue with the fact that membership is mandatory. What do you think of a family membership fee of $700/year + $112/year fee to maintain a dam; this atop of a $9,000/year property tax bill?  I'd like to hear from others that have lived in a lake community to hear if they think it is worth the extra costs.

I am curious how buyers and their agents view buyer agency agreements.  That is the agreement between buyer and their agent spelling out the duties and responsibilities of each party.  It is much as the same as the engagement agreement between your lawyer, accountant or doctor and even the AC repair man.

Hi All,
I am new here and this is my 1st post.
We did closing with escrow last month and we agreed seller to stay there for 30 days after closing with escrow.

The house is 2 stories house. The seller on the contract lives on 2nd floor and his daughter family lives on 1st floor.
The seller on the contract left 2 weeks after closing. his daughter and her family still in the house 1st floor and no sign of moving out.
the seller's daughter is not even picking up phone calls from restate agent.
on the contract, they agree to pay $350 per day if they don't leave 30days after closing. the 30 days will be up in 2 days (5/19/2012).

my question is:
- what can we do if the daughter and family (who are not stated in contract) don't leave and escrow $$ will run out at one day and what can we do to kick them out?

the location is Queens, NY.

please accept my apology if i missed any information or include any mistake

We went through a house that we really like and saw that it was USDA eligible.  Is there any advantage to a USDA mortgage over a 30 year FHA mortgage?  We are first time home buyers in the Pittsburgh, PA area.

We offered asking price, $300k, on a Fannie Mae REO, with FNMA paying 3% closing costs, and a contingency that our closing go through.  The selling agent verbally asked if we would come up to $305k and remove the contingency.  We agreed to go up to $303k and removed the contingency.  The selling agent then sent us an email countering at $307k, and only 2% closing costs (no contingency).  How should I treat this?  The $307k counter (with only 2% closing costs) was even higher than the previous counter of $305k with 3% closing costs.  Not sure what to do.  Help!

Short Sale-Legal fees to be paid by buyer?

I am buying a short sale from Wells Fargo, the listing agent tells us that $8,000 will go towards an attorney for "legal fees", he adds it in an addendum but not in the sales price. Is this legal or required or am I being taken advantage of?

I have been looking for house a a few weeks. I recently looked a house with 3 bd and 2 ba and like it. It is newly listed. Asking price is $520,000. There was one comparable sale available for reference (exactly same floor plan, size and in the same neighborhood). However, I am having a hard time to figure out a fair price to put in the offer. Below are the differences between the two (the one sold = A; the one for sale=B). Please help!! Thank you so much!!

1. both are 1,400 sqft. A has a total of 5,500 sqft LOT SIZE, B has 4,000 sqft. That said, A's yard is 1,500 sqft bigger.....

2. A has updated kitchen flooring (wood flooring instead of tile). A's two bathrooms are very nicely updated as well (flooring, counter, lights & sinks). A's windows are all new as well, double-pane. A had newly painted the living room and master bedroom.

A was sold for $515,000 a week ago, initially listed at $520,000. B was listed three days ago and asking for $520,000. B is in a good condition, move-in ready, just not as new and updated as A.

Can anyone please advise me how much I should put in as the fair price to offer? I am thinking about making offer for B for $460,000 - $470,000.. .I am a first-time buyer, had no experience before. I don't want to insult the seller by making a too-low offer nor I would want myself to get an overpriced house, so to speak....:)
